Condo Project Summary

4800 Yonge Street Condos is a 49-storey pre-construction condominium proposed by Menkes Development for the Willowdale neighbourhood.

Occupying the bustling southwest corner of Yonge Street and Sheppard Avenue West, this proposal calls for a glittering 49-storey tower anchored by a five-storey podium. The podium will contain exclusively retail and office space, while the tower will feature 536 high-end residential units. This mixed-use project includes 338 one-bedroom layouts, 145 two-bedroom and three three-bedroom layouts.

4800 Yonge Street Condos is slated for occupancy in 2021.

Amenities

440 parking spaces are proposed in six levels of underground parking and the site is being considered for direct access to the Sheppard Yonge subway station.

The renderings for 4800 Sheppard Avenue West show a contemporary, glazed podium with a sculptural tower rising high above the North York skyline. The retail aspect will animate the sidewalk and improve the public realm, while the office component will be consistent with the intersection’s reputation as a high-end commercial hub, creating a modern development where residents can work, live and play seamlessly.

The Yonge and Sheppard stretch of Willowdale is one of Toronto’s four “centres,” meaning it’s an area where growth is both expected and planned for. In fact, the city is planning for a gross density target of 400 jobs and residents per hectare by the year 2031. This makes the neighbourhood an excellent place to invest in, and this contemporary development is right in the middle of the action.

Location & Neighbourhood

We’ve seen a significant transformation in this area over the past few years. Upscale office, residential and mixed-use buildings have popped up along the stretch and some of the retail complexes have undergone significant renovations. The stretch now has a distinctly downtown feel and is very popular for both residential and commercial uses. An eclectic selection of urban eateries, shops and lifestyle services now line the neighbourhood, making all your day-to-day needs accessible.

The site is also served exceptionally well by transit, being one of the only intersections in the GTA with rapid transit access in all four directions. Getting into the heart of downtown is a quick 15-minute subway trip and proximity to the 401 makes commuting by vehicle – either downtown or elsewhere in the GTA – an easy undertaking. Studies show that the majority of today’s homeowners and tenants prefer to walk, cycle or take public transit to work, so this is a great project for the young professional wanting to live in a complete community.

Out of any stretch in the neighbourhood, the Yonge and Sheppard hub is – and will continue to be – the primary location for employment and has a greater concentration of commercial use than many of the residential pockets nearby. This is a great opportunity to be part of a thriving urban enclave where dining, shopping, entertainment and transit are at your fingertips. The city’s plan to encourage and manage growth in the area means it will likely continue to be a popular place to live and work for the foreseeable future.
